A valuation is a formal report, usually with a brief description of the property; a note of factors material to value; and an opinion of value or values. It can express an opinion of the capital or rental value of a property and is normally required to assist in the purchase of a property; taxation; probate; pension and trust management; matrimonial dispute purposes, or in providing Expert Witness advice for court purposes.
